1.6 - NSFAS will verify your submission and advise accordingly 

1.7 - An NSFAS Accreditation Agent will be in touch to schedule an inspection of your property to determine if it meets the Department of Higher Education and Training (DHET) accreditation criteria Norms and Standards 

1.8 - Once accredited, your property will be visible to all NSFAS-funded students on the platform  

4. TIPS ON ACCEPTABLE DOCUMENTS FOR SUBMISSION - Property-related documents required

Property-related documents required 

4.1 - Building Plans

The Building Plan accepted by NSFAS is a municipality approved Building Plan bearing the municipal stamp of approval. 


4.2 - Electrical Certificate of Compliance 

The Electrical Certificate of Compliance (COC) accepted by NSFAS is a valid Electrical Certificate of Compliance from a qualified and registered electrician. 


4.3 - Fire Compliance Certificate

The acceptable documents are a certificate, receipt, or any other document confirming that your property has adequate fire protection equipment (fire extinguishers, fire blankets, hose reels, first aid kits, and fire related signage etc.) installed and in good working condition in accordance with the rules and regulations of SANS 1475. The certificate, receipt, or document must be issued by a SABS approved company which is accredited to provide such services or the fire marshal and/or fire department of your local municipality. 


4.4 - Proof of Ownership 

The Proof of Ownership document accepted by NSFAS is a valid Title Deed proving ownership. If the property is leased, provide the lease agreement or written consent from the owner authorising the use of the property for student accommodation along with the owner’s Title Deed. 

If the property is a rural property and there is no title deed, a letter from your tribal authority confirming your ownership of the property will suffice. 


4.5 - Zoning Certificate 

The Zoning Certificate accepted by NSFAS is a municipality-issued Zoning Certificate. If you've applied for rezoning but it has not yet been finalized by your local municipality, submit proof of your application for rezoning. 

If the property is a rural property and there is no title deed, a letter from your tribal authority confirming your ownership of the property will is acceptable. 


 

3. TIPS ON ACCEPTABLE DOCUMENTS FOR SUBMISSION - Individual and/or company documents required

Individual and/or company documents required 

3.1 - B-BBEE Certificate 

The B-BBEE document accepted by NSFAS is any of the following: 

  • Sworn Affidavit – Exempted Micro enterprises 
  • Sworn Affidavit – Qualifying Small Enterprises 
  • CIPC-Generated B-BBEE Certificate 
  • SANAS Accredited B-BBEE Certificate 

3.2 - Company Registration  

The document accepted by NSFAS is a Company Registration document issued by The Companies and Intellectual Property Commission (CIPC) for any of the following: 

  • Non-profit Companies (NPC) 

  • Private Companies (Pty) Ltd 

  • Public Companies (Ltd) 

  • Trusts 

  • Personal Liability Companies (Inc) 

  • State-Owned Companies (SOC Ltd) 

  • Foreign and External Companies 


3.3 - Proof of Address 

The Proof of Address document accepted by NSFAS is any one of the following documents listed below reflecting your name and physical residential address: 

  • Utility bill, e.g., municipal water and lights account or property managing agent statement 

  • Bank statement from your bank on an official bank document or form 

  • Municipal councillor’s letter 

  • Tribal authority letter confirming address  

  • Tax certificate 

  • Recent active lease or rental agreement 

  • Municipal rates and taxes invoice not older than three months 

  • Account statement from a NCR (National Credit Regulator) registered service provider (NCR number must be visible/recorded on the document) 

  • Security service providers registered with PSIRA (Private Security Industry Regulatory Authority), e.g., Chubb, ADT (PSIRA number must be visible/recorded on the document) 

  • Telephone or cellular telephone statement 

  • Official SARS document (not eFiling documentation) 

  • Valid television license renewal letter 

  • Television license renewal/confirmation letter 

  • Subscription TV, e.g., MultiChoice statement 

  • Home loan statement from your financial institution 

  • Long/short term insurance policy documents from a Financial Services Provider (FSB number must be visible/recorded on the document) 

  • Official employer letter for employees residing on company/institution premises 

  • Affidavit to confirm address (only applicable to individuals) 

  • Medical aid statement or policy document (policy number must be visible on the document) 


3.4 - Proof of ID

The Proof of Address document accepted by NSFAS IS any one of the following documents listed below: 

  • Green bar-coded South African identity document 

  • Both sides of your smart identity card 

  • Valid passport 

  • Valid driver’s licence 

  • Valid temporary identity document. 


3.5 -  Proxy Document

 The Proxy Document accepted by NSFAS must be in writing, dated, and signed by the owner or his/her attorney in fact. This is a power of attorney or letter of authority from the owner (individual or company) of the property, authorizing their proxy to act on their behalf. This is required if you are not the owner of the student accommodation. 


3.6 - Tax Clearance Certificate 

The Tax Clearance Certificate accepted by NSFAS is a valid Tax Clearance Certificate issued by The South African Revenue Service (SARS). 


 

2. Lease and property management

2.1 - Sign your lease agreement with the student electronically on the platform 

2.2 - Manage the lease over its lifecycle from the platform 

2.3 - Auto-generate and issue invoices to NSFAS from the platform 

2.4 - View statements and transaction history 

2.5 - Report breakages etc. from the platform 

2.6 - Issue warnings to students from the platform 

2.7 - NSFAS will charge you 5% of your monthly revenue as a license fee for the platform. This fee will be deducted from your pay out automatically before your funds are disbursed to you.
